Blueprints AI, a Santa Monica startup incorporated in 2025 by architect Al Dram and data scientist Coco Cao, says its software can turn a 2D sketch or PDF into permit-ready architectural blueprints in minutes. Dram first conceived the idea as a college thesis nearly two decades ago, but the technology didn't exist until ChatGPT arrived in late 2022. Within six months, he launched the concept, and the company is now part of TechCrunch Disrupt's Startup Battlefield 200.
The startup's second-generation software, unveiled this week, generates blueprints for every building system at once—architecture, structural, mechanical, electrical, plumbing, and interior design—from a description or sketch. A single design change updates the entire project and is checked against local building codes. Early customers are already using it, and public availability begins this week. The company trains its models on eight years of approved drawing sets from Dram's own design-build firm.
Blueprints AI targets professional architecture and engineering firms as well as developers and real estate owners. Pricing runs $3,200 to $8,500 per month, with a possible one-time flat fee for single projects. The co-founders stress that the software does not replace licensed architects: professionals still review documents and affix their seals before permit submission. A third version, adding structural analysis and electrical panel design, is already in development.
